TAMPINES NORTH MRT
Tampines North MRT Station will cater to residents in the upcoming new township, Tampines North. Located between Tampines Link and Tampines Avenue 11, more than 50km long, the Cross Island Line is the longest and fully underground line, and will have almost half of its stations as interchanges with other rail lines.
Take a pleasant walk over to the Tampines North MRT Station, which is just one stop away from Pasir Ris 8, a new integrated transport hub. This will be the location of where the upcoming Cross Island Line that will link up to the East-West Line, as well as Punggol via Punggol extension. With this enhanced connectivity, you can shop at either Jewel @ Changi or Tampines Regional Centre within minutes!

Passengers travelling from Tampines North Station to Ang Mo Kio will see 30 minutes saved on the trip, reducing the travel time from its current duration of 50 minutes to around 20 minutes, and travel time from Tampines North Station to Loyang Industrial District will be around 10 minutes, down from 40 minutes currently.

The CRL is the eighth MRT line in Singapore, serving existing and future developments along its Eastern, Central and Western corridors, connecting key hubs like the Jurong Lake District, Punggol Digital District, and the Changi area. The CRL will have nearly half its stations serving as interchanges with other train lines. First phase of CRL is 29km long, with 12 stations, running from Aviation Park to Bright Hill. It will service residential and commercial areas of Loyang, Tampines, Pasir Ris, Defu, Hougang, Serangoon North and Ang Mo Kio, benefiting over 100,000 households.
Passenger services on the first phase of the CRL are expected to begin in 2030.
SHOPPING & LIFESTYLE OFFERINGS

Residents will no longer have to take the feeder buses to MRT stations, and will be within walking distance of the upcoming Tampines North MRT station in about 5 minutes. NATURE, PARKS & LEISURE
Parks and waterbodies are within your easy reach in Tampines including Sun Plaza Park, Tampines Eco Green and many neighbourhood parks. Residents also have easy access to the nearby Bedok Reservoir Park. Park connectors along Bedok Canal and along the scenic Sungei Tampines connects to the Eastern Coastal Loop, linking Tampines to East Coast Park and Pasir Ris Park. In years to come, a number of leisure initiatives will be implemented island wide to ensure that most homes will be within 400m of parks or park connectors. These include:
- Boulevard Park and Quarry Park that will bring greenery to the doorstep of Tampines North. The Boulevard Park features a stretch lined with seasonal flowering trees that will run through the estate, providing residents with a seamless connection from Sun Plaza Park to Sungei Api Api. Community spaces and facilities such as childcare centres will be located along the park.
- The second park, the Quarry Park, will also be created and could feature a quarry pond, as inspired by Tampines’ history as a sand quarry site.
- Brand new neighbourhood parks at Tampines Street 86 and Avenue 9
INVESTMENT POTENTIAL OF EXECUTIVE CONDOMINIUMS
Executive Condominium (ECs) are a unique class of property: for the first 10 years, they are subject to HDB resale restrictions, then after this, they are completely privatised. Executive condominium may be a better investment choice than private condos, since they are typically sold at about the same prices as private condos on the resale market, despite the fact that ECs are purchased with subsidies (CPF Grants).
There seems to be a psychological bias toward considering ECs as lower-cost housing options than private condominiums. Looking at trends in the last 10 years, we clearly can see the pricing gap between executive condominium and private condominiums of at least 20% to 30%.
Eligible executive condominium buyers may receive CPF Grants, if they are first-time applicants for an executive condominium, making the purchase of ECs much more affordable. Unlike the private condominiums, buyers were able to purchase ECs for significantly less than their private counterparts.
ECs are available for purchase on subsidies, do not have any ABSD for upgrading owners. ECs are, after all, built by private developers too, and are equipped with gyms, pools, barbecue pits, all of the amenities typically found in condos. First built in 1999, executive condominium provide a private condo experience, are gated and secured.
Executive Condominiums has both attractive price point of public housing and the premium amenities of private condos combined. With the regulations TSDR and MSR put into place to ensure that even before buying, it becomes an extremely investment-friendly asset class in terms of investors.
Executive condominiums are generally targeted to the sandwiched-class, like younger graduates and professionals, who found private condominium beyond their financial reach. Not too comfortable spending a prohibitive amount of money on condos, they are looking at ECs as potentially golden mines for investment properties. Condos should remain on an investors radar, are more affordable and offer equivalent amenities and lifestyle.
